I can buy a property myself, without a broker
Yes this is true.
But did you know it does not cost you any money to buy a property with a broker? The seller actually pays for both the seller’s agent as well as the buyer’s agent. So if you decide to buy “alone”, the seller’s agent will take care of the transaction as a “transaction broker” for you.This means they will not have any fiduciary responsibility to you – they will not negotiate for you or be an advocate for you. This is a terrible deal for the buyer, as often that means you risk overpaying for a property because you have nobody to turn to for negotiating power. And, you do not save any money because they still are charging the seller the full commission amount,they are just not sharing the commission with the buyer’s agent.

I start with you, my agent, then you’ll hand me off to your assistant
I am here for you during the whole process, and I am the only one you will need to deal with at every step of the way. Although I have a very qualified team working behind me, I will always be the one that knows everything, does all the negotiating, and has a handle on the whole transaction. I am very reachable and communication is my top priority. I also never take on too many clients at a time, to assure that I can offer a first class experience.

Because of low inventory, what if it takes me a long time to find a property, or I don’t ever find one I like
Unlike many agents, I am very patient – I never push anybody into a home because I know it’s one of the most important purchases of one’s life. I’m not interested in someone buying something they don’t absolutely LOVE. I am resourceful and creative and will find off-market potentials if we need to go that route.
It will be helpful for you that I have lived in Colorado for over 42 years, so I will be able to hone in on exactly which areas you may love, what to know about historical knowledge of certain areas, facts about school districts, etc.
I’ll help you figure out exactly what you want, even if you don’t exactly know yet. I will guide you with thoughtful questioning, introspection, and education.

I’m scared of the loan process
I am fortunate to work with absolutely the best lender in town – you will have access to her (and all my amazing resources) – if a loan can happen, my lender will make it happen, with a smooth and quick process.

I’m scared of buying a home that may have potential problems
This is a very important part of buying a home. One of my best resources is my inspector. With his thoroughness, we will make sure the house has no issue left unturned. If there are issues, we will make sure we negotiate during the transaction to either have the problem fixed, or receive a credit for you to address the problem yourself after you own the property.After purchase, we will go through my home owner checklist together, so you will feel at complete ease with what needs to happen after purchasing the home. I will be your resource to
help you move to your new home – from switching utilities to finding the perfect local handyman,I will connect you with all the resources you need.

I’m worried about moving all my stuff
This can be so overwhelming for all of us. I will be there with all my resources, to make it as easy a transition as possible. With a reliable moving company I trust, moving can be easy and stress free. The moving company can be used for only large or boxed items, or they can offer full service moving in which they pack and box every little item you own before transporting.

I’m worried that after I buy a new home, its value will go down because of market shift
This a legitimate concern – but the truth is, if you plan on living in the home for at least a year,the value will most likely go up – in Boulder county, appreciation has averaged 5.73% per year over the last 10 years, and in Denver it’s averaged 8.03% per year over the last 10 years. Even when there are dips or flatline appreciation values, the market eventually goes up again.

I need to sell my home first, so what if I don’t find the home I love while under contract
If you are selling a current home in Colorado, I suggest you work with me because I know exactly how to structure the deal so you have the time and flexibility to find a new home. If you are selling a property out of state, or with a different agent in Colorado, I will be in
communication with your agent so we can strategize our plan. If you come to me while you are already under contract, I will bend over backwards to make sure you get the house of your dreams in time – whether that means I have to find on-market or an off-market property for you.

I’m worried I will not end up liking the area I buy a home in, or I will regret the home I buy itself
Fortunately my many years in Colorado will help me guide you to understand the intricacies of the area you are purchasing in. I am there to help you understand the neighborhood – so we will explore it together in various different ways, because the area you choose to live in is vitally important. This will mitigate this risk as much as possible. If you end up hating your home for whatever reason, I will help you sell/buy at a very reduced commission rate, if within the first year. Your satisfaction is my priority.

I’m worried about not getting our offer accepted in this “crazy” market
I am resourceful and creative in the way I structure deals. There are various ways to create an appealing deal to the sellers. I will do this without risking an over-priced purchase. I have a lot of strong connections with other brokers in town and I will be in communication with them even before we put an offer in, so they will know the strength of our offer and they will have the trust in me as the broker, increasing the chance that our offer will be accepted. I promise to work very hard to make sure to get you to your dream home.
