I’m worried I won’t be able to find the perfect home before my current home is sold and I don’t exactly even know what I am looking for in my next home
That is a very reasonable worry – most real estate agents focus only on listing your home, so this is a legitimate problem for prospective sellers. Unlike most agents, I am not just there to “list” your home – I help you get to your dream.
I have created a system by which you are never at risk of being stuck without a place to live because your current property sold before you got your next home. I have a meticulously planned deal structure that I tailor to your individual needs. Also, we will be going through what I do for all my buyers – going through my buyer system to ensure you buy the home of your dreams.

It’s not the “perfect” time to sell
I am your advocate, so we will consider the pros and cons of selling vs. waiting through a market cycle. Your interests are my interests. I’m never in a hurry unless that is in the best interest of my client.

My home will not sell for what I think it’s worth
We will spend all the time needed to go through all the data of not only the neighborhood, but also the market cycle and market trend predictions to help us understand the value of your home. We come up with the best pricing strategy and plan to get you the highest price. But,this is just a very small piece of the puzzle. It is so crucial when we sell a home that it is skillfully
showcased for the gem that it is – this is why the marketing strategy is so crucial. I have an intuitive skill in understanding and highlighting the true value of your home. I’m not there to just take pictures and “list on MLS” – I create the story and excitement about what it would mean to live in your home – which is what a potential buyer really needs to understand. This not only entails the amazing details of your home, but also it’s special locations, neighborhoods, and other hidden gems that often get lost in a traditional listing. This is one of my great talents and passions, and it’s crucial you have a Realtor that understands this very important aspect of the
business. In the end, no matter how it’s priced when we take it to market, I know that it will sell for the highest possible price because of the premium marketing strategy I implement.

I’m not sure how to prepare my home to sell for highest price and/or I don’t have the
money to spend on improvements

I will be your consultant through this process. I will help guide you to understand what may be worth spending money on in your home to get the biggest value back when selling. We will spend as much time as we need/can to prepare your home for the highest sale value, without doing huge renovations that don’t have a valuable return on investment. We will go through this decision making process together – and I have a wonderful team of contractors so you don’t have to figure out who to trust. I also work with a company that will pay for the improvements so you don’t have to until closing day. Having said this, renovations and improvements are completely optional and something
we can discuss in your individual situation.

I can sell my property myself on Zillow
Yes, this is true – but for a huge price.
According to a recent report from the National Association of Realtors, only 11% of sellers actually succeed at selling FSBO. And if they do, those FSBO homes sell for about 26% less on average than agented properties. You’ll potentially leave a lot of money on the table. It can also be very stressful doing the required paperwork, the necessary marketing, and adding the risk of
legal liabilities.To get the highest value for your home, you really need to get the largest quantity of qualified
buyer eyes exposed to your home.
Only licensed agents can get your home listed on the MLS, which exposes the property to all the real estate agents nationally and internationally, as well as the thousands of online home search engines that pull directly from the MLS. But even that is only one piece of the puzzle – a skilled Realtor knows exactly how to market to attract the highest qualified buyer. I have created a marketing system that does just that. I also add the value of all the resources and knowledge to make the transaction successful and worry free.

It will be a ton of work to figure out what to do
That’s exactly why you hire me – we will come up with a plan together, but I have all the answers and resources you will need. We will have a clear plan forward and I will be with you for the whole journey.
I have all the contacts (I found and work with the best of the best) you will need, including lenders, professional photographers, videographers, moving company, stagers, contractors, painters, insurance agents, etc. Your first step is to come to me with all your questions.I also don’t leave you after closing – I’ll help you with all the resources you need to make sure you have your next home or plan on track.

Do I have to move out before we can put it on the market?
We can sell your home without you having to move out. We will discuss the pros and cons of certain changes you may consider (e.g.paint or small improvements) to get a higher price for your home. If desired, I work with a stager that will come for a consultation to see about how to make the home sell for the highest price, without moving your things out – they help reorganize the living arrangements for highest potential market value. This is all optional of course – you can leave your home just as is as well.
If your preference is to move out, I will help you with that transition, as well as offer full in-home or virtual staging.

I’m worried my property will sit on the market with no action
With my marketing and listing plan, your home will get the highest exposure possible – your home will NEVER sit with no action, because I market aggressively and proactively.
We will maximize the exposure of the home on a local level as well as the international stage. I actively market the home with open houses, social media posts and videos, and email campaigns directed to our huge database of brokers, buyers, lenders, and community
members. I like to create excitement and interest in your home in an active way, not passively waiting for the phone to ring – that’s why we get much more for your home than an average agent.
I offer virtual tours for out of town buyers, staging consultation (we can offer in-home full staging, furniture redesign (we use your furniture to place strategically for best home value viewing), as well as virtual staging depending on the situation.
If with my extensive marketing the home is not getting any offers, it is only a function of being overpriced, so we will discuss a price adjustment after an agreed amount of time. But my promise to you is that it will never sit on the market with no action.

I’m worried it’s the wrong time in the market
Before we even list your home, we will have a comprehensive discussion about the market cycle we are in and what that could mean for you. I am your advocate, so I will always be doing what is right for YOU. Sometimes waiting is the best option, if you are flexible with timing.

What if the deal falls through
While this is always a possibility, I know what to look for early in the transaction, usually even before your home is on the market. If there are potential issues about your home, I will let you know, and we can discuss either a remedy or I will structure the deal to prevent issues.
I have many relationships with the agents and lenders in town, so I will know how to vet a strong offer before we even go under contract. During the transaction, I will be in constant communication with the buyer’s lender so that we can be assured of the financial strength of the prospective buyer. I will also be in constant communication with the buyer’s agent, so we can be assured with the highest likelihood that our contract will not fall through. I also know exactly how to structure the contract for minimal chance of issues and mitigating any risk to you.
